Building Regulations Approval




Building Regulations approval can usually be obtained in 1 of 2 ways:-

1. By the full plans method where drawings are deposited with the Local Authority or Approved Inspector (eg. The NHBC ) and then the various stages of the work are inspected and approved by an Approved Inspector . It should be noted that unlike planning permission, work may start before approval has been granted - at least 2 days after the deposit of the drawings. It is also quite usual for the final building to differ in some respects from that which received full plans approval.

2. By the building notice method where notice of commencement of work is given to the Local Authority or Approved Inspector (eg. The NHBC ) at least 2 days prior to the commencement of work. The various stages of the work are then inspected and approved by an Approved Inspector .

Fees vary between different Local authorities across the country and agencies such as the NHBC and Zurich. Larger applications will often have fees negotiated with the chosen approved inspection authority.
