Building Regulations Approval is required for most building work in the UK. As from 1st January 2005 the term 'building work' includes work on household electrics. Exempt Buildings include (please refer to act for full conditions) {Link without Title} :- #CLASS I Buildings controlled under other legislation eg. Any building the construction of which is subject to the Explosives Acts 1875 and 1923. Or Nuclear related buildings #CLASS II Buildings not frequented by people (unless close to an existing building) #CLASS III Greenhouses and agricultural buildings #CLASS IV Temporary buildings (Erected for less than 28 days) #CLASS V Ancillary buildings #CLASS VI Small detached buildings (less than 30 square metres) #CLASS VII Extensions (less than 30 square metres) It is good practice to have exemption confirmed by the local authority prior to construction. There are currently 14 sections to the buildings regulations and each are accompanied by an Approved Document. The approved documents usually take the form of firstly stating the legislation and then providing a number of means which are '''deemed to satisfy''' the regulations. The building regulations concern of recent years has been to make people aware that it does not try stifle innovation and that compliance with the legislation is what is ultimately required and there may be many ways of compliance other than set out in the deemed to satisfy sections (see Agrement Certificates ).
