Westlake Village is a Planned Community built around a manmade lake straddling the Los Angeles- Ventura county line. Construction began in 1966, and the city incorporated in 1981. Much of the original community is actually in the city of Thousand Oaks in Ventura County, and the population and land area figures quoted below apply only to the Los Angeles County portions of the city. The city is known for its affluence and secluded character, and is one of the wealthiest communities in Greater Los Angeles . In addition to its role as a bedroom community for Los Angeles via the Ventura Freeway , it is also home to many large commercial offices and the headquarters of the Dole Food Company , Pleasant Holidays , J.D. Power And Associates , and Guitar Center . GEOGRAPHY Westlake Village is located at 34°8'31" North, 118°49'10" West (34.141973, -118.819514). According to the United States Census Bureau , the city has a total area of 14.7 Km&2 (5.7 Mi&2 ). 13.5 km&2 (5.2 mi&2) of it is land and 1.2 km&2 (0.4 mi&2) of it is water. The total area is 7.95% water. The village is located approximately 40 miles north of Los Angeles in the Conejo Valley . Other communities in the surrounding area include Thousand Oaks, Oak Park , Agoura Hills , Calabasas , and Newbury Park . Compared to surrounding cities such as Thousand Oaks or Newbury Park, Westlake Village has considerably warmer temperatures in the Summer. For example, as late as 7 pm on a July day, Westlake Village temperatures may be 90 degrees Fahrenheit , while only 70 in Newbury Park. Visitors and prospective residents originating from cooler regions should take this into consideration. DEMOGRAPHICS As of the Census of 2000, there were 8,368 people, 3,270 households, and 2,491 families residing in the city. The Population Density was 620.1/km&2 (1,605.9/mi&2). There were 3,347 housing units at an average density of 248.0/km&2 (642.3/mi&2). The racial makeup of the city was 89.70% White , 0.82% African American , 0.13% Native American , 6.08% Asian , 0.07% Pacific Islander , 1.02% from Other Races , and 2.17% from two or more races. 4.61% of the population were Hispanic or Latino of any race. There were 3,270 households out of which 32.3% had children under the age of 18 living with them, 65.8% were Married Couples living together, 8.0% had a female householder with no husband present, and 23.8% were non-families. 19.3% of all households were made up of individuals and 7.9% had someone living alone who was 65 years of age or older. The average household size was 2.56 and the average family size was 2.93. In the city the population was spread out with 23.8% under the age of 18, 3.9% from 18 to 24, 23.1% from 25 to 44, 31.9% from 45 to 64, and 17.3% who were 65 years of age or older. The median age was 45 years. For every 100 females there were 92.7 males. For every 100 females age 18 and over, there were 89.7 males. The median income for a household in the city was $94,571, and the median income for a family was $109,310. Males had a median income of $88,179 versus $38,568 for females. The Per Capita Income for the city was $49,596. 2.5% of the population and 2.5% of families were below the Poverty Line . 1.6% of those under the age of 18 and 2.8% of those 65 and older were living below the poverty line.
